Outline Planning Application for up to 100 New Homes

An outline application for up to 100 dwellings on land to the east of Deep Dale Lane has been submitted to South Derbyshire District Council. The site is the field immediately to the south of the site granted outline planning permission for 50 dwellings on 14th December 2016 by Derby City Council.

Derby City Local Plan Part 1

The Derby City Local Plan Part 1 was formally adopted on 25th January 2017. The Local Plan confirms the allocation of land at Wragley Way within Derby City for 180 homes (Policy AC18). This allocation abuts land allocated within South Derbyshire. The land within Derby City already benefits from planning permission for residential development.

Outline planning permission was granted on 14th December 2016 by Derby City Council for up to 50 dwellings on land to the east of Deep Dale Lane (application ref: DER/02/15/00211). The site is the field immediately to the south of existing houses and to the east of the site granted planning permission in September 2014 (see below). Further application(s) for approval of detailed design (‘reserved matters’) will need to be made to Derby City Council before building can start.
Reserved Matters Approved for 130 New Homes

A Reserved Matters application submitted by the housebuilder Davidsons Developments Limited for the detailed design of 130 new homes on land south of Wragley Way, west of Deep Dale Lane (application ref: DER/03/16/00338) was approved by Derby City Council on 25th July 2016. This follows the granting of outline planning permission on that site in 2014. Construction works are expected to start in 2017.

South Derbyshire Local Plan Part 1 was formally adopted on 13th June 2016. The Local Plan confirms the allocation of land at Wragley Way within South Derbyshire for around 2,000 homes (Housing Policy 15).

Outline Planning Permission for 130 New Homes

Outline planning permission was granted on 23rd September 2014 by Derby City Council for up to 130 dwellings on land to the south of Wragley Way (application ref: DER/05/13/00596/PRI).
Further application(s) for approval of detailed design (‘reserved matters’) will need to be made to Derby City Council before building can start.
As part of the development, financial contributions will be made towards expanding local schools, health and community facilities. A proportion of the new homes will be provided as ‘Affordable Housing’.
