Land to the south of Sinfin, on the southern edge of Derby, is being promoted by Hallam Land Management Limited (‘HLML’) on behalf of landowners to provide land for new housing and associated uses next to existing housing, along with links to new and existing greenspaces and employment land. It includes land within Derby City and South Derbyshire.

Residential development, along with associated uses, would extend from the railway line west of Stenson Road, across land between Wragley Way and the A50 and to just east of Deep Dale Lane.

The development would integrate with wider development options being promoted by others. As well as providing around 2,000 new homes, it would:

  • Provide links to employment development proposed for land to the east.
  • Contribute to Green Wedges of parkland, sport and leisure facilities and agricultural land, separating the existing and new residential areas from the proposed employment area.
  • Provide part of the proposed South Derby Integrated Transport Link.
  • Retain the option of providing a new junction on the A50 at Deep Dale Lane, if required in the future.

The proposals are consistent with allocations in the adopted South Derbyshire District Local Plan and adopted Derby City Local Plan. Further details on the Local Plans can be found here and here.
