Who are the developers?

Hallam Land Management Limited (‘HLML’) is the strategic land and planning promotion arm of the Henry Boot Group of Companies.

HLML helps to identify where new housing, schools, shops and other facilities and services are needed, and then promote and develop land to meet these needs Operating throughout England, Scotland and Wales, and with a Sheffield head office, HLML has significant experience in working with landowners, developers, local authorities, communities and other parties to bring forward development opportunities. It has delivered a wide range of highly regarded residential, employment and mixed use schemes across the East Midlands.

How many homes are proposed?

The site has capacity for around 2,000 homes, including first time buyer, affordable, family and retirement homes to create a mixed community.

Will all of the homes be built at once?

No. Development would be phased over a number of years, probably at least 15 years.

Why is this much development needed at Wragley Way?

There is a pressing need to find land for new homes within Derby. There is not enough suitable land available within the City boundary to meet all of the city’s need for new homes. In their Local Plans, Derby City and South Derbyshire District Councils have identified this site as suitable for development.

Larger developments such as is proposed, enable comprehensive investments in transport and infrastructure, and the facilities such as schools, healthcare, shops, jobs and amenities that are needed to help create attractive places where people want to live and work.
